Footings that stop short will heave, and a heaved deck pulls its stairs and railings out of alignment and can damage the ledger connection to the house. We confirm the depth before quoting.
Composite costs more up front and effectively removes annual maintenance, which is worth a lot in this climate — wet, freeze-thaw and UV are hard on wood. Pressure-treated costs less and can look excellent if you are willing to maintain it. Composite does expand and contract more with temperature, so gapping and fastening have to be right. We will price both.
A badly built one will. An unflashed ledger lets water in behind it and rots the band joist from the inside, and you usually do not see it until the deck moves. We flash the ledger, fasten it into solid framing with proper hardware, and on a rebuild we open up and inspect what the old ledger did before we build anything new on it.
